The Assistant Manager QS supports the Quantity Surveying team in delivering cost management and commercial services across construction and real estate projects. This role involves cost planning, contract administration, and financial reporting while developing expertise in quantity surveying practices.
Key Responsibilities
Cost Management
Prepare cost estimates, budgets, and cash flow forecasts for construction projects
Conduct cost analysis and value engineering studies to optimize project budgets
Monitor project costs against budgets and provide regular variance reports
Prepare bills of quantities and tender documentation
Contract Administration
Assist in preparing and reviewing contract documents, specifications, and scope of work
Evaluate tender submissions and prepare comparative analyses
Administer construction contracts including variations, claims, and extensions of time
Ensure compliance with contract terms and conditions
Measurement and Valuation

Conduct site measurements and prepare accurate quantity take-offs
Prepare interim valuations and payment certificates for contractors
Assess and value variations and additional works
Review and verify subcontractor payment applications
Commercial Support
Support senior quantity surveyors in commercial negotiations with contractors and suppliers
Maintain cost databases and historical cost information
Prepare final accounts and settlement documentation
Assist in dispute resolution and claims management
Documentation and Reporting
Prepare cost reports, budget updates, and financial summaries for clients and stakeholders
Maintain comprehensive project documentation and records
Produce regular progress reports highlighting commercial risks and opportunities
Support audit requirements and documentation requests
Education
Bachelor's degree in Quantity Surveying, Construction Management, Civil Engineering, or related field
Professional membership or working toward chartership (RICS, AIQS, or equivalent) preferred
Experience
3-5 years of quantity surveying experience in construction or real estate projects
Experience with various contract forms (FIDIC, JCT, NEC, or regional equivalents)
Exposure to commercial, residential, or infrastructure projects
Technical Skills
Proficiency in quantity surveying software (CostX, Bluebeam, or similar)
Strong understanding of construction methods, materials, and sequencing
Knowledge of measurement standards and cost estimating techniques
Competency in Microsoft Office Suite, particularly Excel
Core Competencies
Strong analytical and numerical skills with attention to detail
Excellent written and verbal communication abilities
Ability to interpret technical drawings and specifications
Commercial awareness and negotiation capabilities
Time management and ability to handle multiple projects simultaneously
Team collaboration and stakeholder management skills
