The incumbent shall be responsible for :
In house drafting of all transactional documents such as joint development agreements, share purchase agreements, shareholder agreements, LLP agreements, development agreements, agreement to sell, sale deeds, lease deeds, power of Attorney, etc.
Title due diligence of land and timely risk identification.
In house drafting of all contracts / documentation such as application forms, buyer’s agreement, conveyance deeds, lease deeds, collaboration / joint venture agreements for land development, etc. and timely closure of documents / agreements from legal perspective.
In house drafting of legal notices, pleadings related to disputes / litigations.
Conformance with all legal requirements related to contracts.
Timeliness and correctness of legal opinion, as may be required by the company from time to time.

Conduct comprehensive title search and legal due diligence of land parcels/projects across Mumbai, Thane, Panvel, and MMR 3.0
Verify ownership history, title chain, encumbrances, litigations, and claims
Review land records including property cards, 7/12 extracts, NA orders, and other revenue documents
Transaction Structuring & Documentation
Draft, review, and negotiate transaction documents including:
Joint Development Agreements (JDA)
Conveyance Deeds
Power of Attorney
Share Purchase Agreements (SPA)
MoUs, Term Sheets, and other ancillary agreements
Provide legal inputs on structuring transactions from regulatory and tax perspective
Regulatory & RERA Support
Support Sales & Marketing teams for RERA registration and project launch documentation
Ensure compliance with RERA, local land laws, and municipal regulations
Liaise with authorities, consultants, and internal teams for approvals
Project Lifecycle Legal Support
Manage conveyance and handover to housing societies upon project completion
Provide day-to-day legal support to project teams for ongoing developments
Address legal queries related to construction, approvals, and documentation
Risk Assessment & Advisory
Prepare detailed due diligence reports highlighting legal risks and mitigation strategies
Provide go/no-go recommendations and advisory to leadership and business teams
Litigation & Dispute Management
Track and manage litigations related to land parcels/projects
Coordinate with external counsel for legal strategy and resolution
Stakeholder Management
Collaborate with Acquisition, Finance, Projects, Sales & Marketing teams
Manage external legal advisors and due diligence agencies
